Title Search

We are experienced at accommodating Realtor or For-Sale-By-Owner Transactions.  We perform a search of records for a period of 40 years or to the root of title.  Through meticulous examination of the record we can issue a title policy guaranteeing or insuring a marketable title or let you know why your title won't be marketable before you have closed on the transaction.

Limited Lien Search

Through a thorough search of the records relating to the present owner, we are able to state the conditions affecting the owner's title during the period of his ownership.  This information allows a second lender to know the condition of the property before lending money or filing leases.

Title Insurance

Preliminary Title Report

We provide a preliminary title report showing all conditions of title (owner of record, liens, taxes, etc.) in the case where a property is to go to foreclosure or a dispute of ownership or priority exists.
